Selling a mobile home

My mom has died and has a mobile home, worth £20,000, the site owner has offered me £4000, the estate agent has now said it may not be able to be sold due to its age, even though it has had £10,000 recently spent on it,ie new roof, windows, doors kitchen and shower. The home was made in 1987, surley I can sell it if it is in good condition, your advice would be so helpful, Lesley Tipper
