Depends on who your renting it out to and how well they trust that you're indeed the real owner and not just a scammer out trying rip them off. You might also check with your local jurisdiction and see if they have any rules or regs governing that.
Or you may just want to apply for a duplicate title witht the agency that regulates the MH industry in your area.

I don't see why not. If you've been paying the property taxes on it then the government is assuming that you are the owner. You can get the title by going to the DMV and filling out a lost title request. There should be a seriel number on a "data plate" on one end of the home and you should be able to cross reference that to prove ownership. As long as you are the legitimate owner or the ownership was legitimately transfered to you it shouldn't be a problem.
