Finding an Ownership Park

I am going to sell my home and buy a mobile home (probably in Hayward, Fremont, or Union City, Ca). How can I find out which parks are Ownership parks. I'd like to lease the lot rather than rent because I have heard that you can deduct the lease amount that way.

Is this true?
