Doublewide or modular?

We are in the process of purchasing our first home. but we have hit a snag. our lender wont finance us if the house is a doublewide. the seller and agent say that it is a modular......and the seller's homeowners insurance has it insured as a modular. But ive read online about the differences between doublewides and modulars.....and the house we are looking at has lots of steel underneath. It does have a foundation....about 6 block courses high..... and wooden joists going the width of the house under the steel that are made into the block foundation. sooooo what is this house? a "double wide" or a "modular"????? help please!!!!!

modular or manufactured

Sounds like it is modular - however, that is really something that needs further clarification.

Check the public records for the proper paperwork being filed making it attached and part of the Real Property (land).

Also, the appraiser would need to clarify this as either modular, SFR, or manufactured. This will shed some light on it.
